Pain of Contracts and Procurement

Image
Pain of Contracts and Procurement Every Profession has its own challenge and pride , as a professional it’s depend on us how we tackle them.C&P is integral part of organisation, and has potential to impact company performance. Contracts and procurement department also have some advantages and disadvantages. Everyone knows the benefits,  however I  have tried to highlight the few challenges based on my experience. Time There is a saying that “curd does not freeze on hand” but it does not apply in construction, here everything is urgent. Here today you will get the requirement and next day material shall be required on the site. And if you ask for more time, then it will be said directly that you do not know the pain of the site and you don't care about the progress of the site. Every company has a process to award the work, and it takes time to award any package.  One thing we have to understand that contracts is not about on-boarding any contractor, it’s a proces

Contractor Claim in Construction

Image
Contractor Claims in Construction Industry Claim is a request or demand by contractor for compensation (Extension of time, additional cost or escalation on rates) for costs caused by failure of the other party to fulfil his part of duties (to complete remaining work) as defined in the contract . During execution, lot of problems come and that can’t be resolved by stakeholder and to solve these problem contractor demand claim from client.       Nowadays, there is lot of competition in construction market, and contractor are compromising on their profits just to stay in business and to make their profile strong and due to which number of contractor claims in construction are increasing rapidly. But raising claim by contractor is not a crime. Contractor can raise legitimate claims in any contract by linking claim with contract clauses and with backup document. Further it will be on client how they handle it. Main reason for Claims 1.       Generally contracts clauses are p

Basics of VAV

Image
VAV - Variable Air Volume  What is VAV? It is a mechanical device which regulates the flow of air in ducts. It generally consists of a blade or plate of different material as per the requirement to restrict the flow. It is used to cut-off the air supplied to any room from the central air handling unit. It can be operated manually or automatically. VAV work with a temperature sensor, It varies airflow at a constant temperature  when the set temperature on the thermostat is acheived automatically it reduces the flow by the closing damper and when temperature increased it open the valve which supplies more air to space to achieve temperature. VAV can be used for a single room or zone. It is available based on air quantity. It is also called an energy-saving device. It can be used for heating and cooling both purposes. Video On VAV  Construction and Working VAV comes in rectangular, oval as well as round form as per requirement. it has two openings on each end one for entry of air and oth

MEP Basics

MEP - M echanical E lectrical P lumbing   MEP refer to Mechanical, Electrical and Plumbing Civil engineering gives shape to building but MEP engineering brings facilities in building so that human can live a comfortable life.   Everything inside a building which makes it safe and comfortable to be incomes under the title building services. HVAC – HEATING VENTILATION & AIR CONDITIONING Heating As name suggest its main purpose is to generate heat which can be achieved by various equipment like heater, boiler, furnace or heat pump to heat water, steam or air in a central location such as a furnace room in a home or a mechanical room in large building. Ventilation It is a process in which air is replaced or exchanged for a particular area to control moisture, odours, smoke, heat, dust airborne bacteria, carbon-di-oxide and maintaining oxygen level. It has two types first one is natural ventilation in which air is exchanged naturally and the second one has forced Ventilation

Topic -Ventilation It is a process in which air is replaced or exchanged for a particular area to control moisture, odours, smoke, heat, dust airborne bacteria, carbon-di-oxide and maintaining oxygen level. It has two types first one is 1)natural ventilation in which air is exchanged naturally, no external machine is used 2) the second one is forced Ventilation (Mechanical Ventilation) in which air is exchanged forcefully by means of fans. Ex. Kitchens exhaust, Basement (car park) exhaust. Types of ventilation Fan mostly used 1) Wall Mounted Propeller fan In this type of fan air flows in parallel to the shaft. A wall-mounted fan is a machine used to create flow within a system, typically a gas like air.  It consists of a rotating arrangement of vanes or blade which act on the fluid. Usually, it is contained within some form of housing or case. This may direct the airflow or increase safety by preventing the object from contacting the fan blades. Mostly these types o

HVAC interview questions and answers

HVAC interview questions and answers 1.  What is ASHRAE &  ISHRAE?   American Society of Heating Refrigeration and Air-conditioning Engineers. Indian Society of Heating, Refrigerating and Air Conditioning Engineers. 2. What is COP and  Relative COP?  COP -  Coefficient Of Performance COP =Net Refrigeration Effect / Work Done Supplied It is the parameter on which efficiency is compared to air-conditioning units. It is calculated at 100% load. Relative COP =  ratio of actual COP and Theoretical COP 3.  What Is Btu? BTU = British thermal unit  It is the unit in which air-conditioning capacity defined. 1 TR = 12000 BTU/hr 4.Explain Refrigeration cycle?  Components that make a refrigeration system?.
